As the Workplace Experience Manager China, APAC CRE, you play an essential role in driving a successful real estate and construction strategy for the APAC region while overseeing a WE partner. You will report directly to the Senior Manager, Workplace Experience, APAC.
Responsibilities:
China Workplace Experience Manager:
• Manage direct report performance and foster growth. Serve as an escalation point, when required, for any challenges. Utilize success metrics to measure performance in relationship to Riot's goals and objectives.
• Support direct reports to drive strategy for and maintain standards of on-campus programs.
• Provide guidance and escalation support for direct reports overseeing their own office environments.
• Serve as the primary point of contact for local Rioters on workplace conditions and experience, making small shifts where possible and raising larger opportunities to regional leadership. Support Rioter onboarding from a Workplace Experience perspective.
• Maintain office efficiency by planning and building office systems and layouts as well as procuring equipment. Work with building management to ensure maintenance, parking, and staff information all meet Riot standards.
• Accountable for the overall inner-workings of the office and manage the day-to-day work of the local in-house contracted team. Liaise with office leadership, building management, suppliers, clients, etc. to provide a positive working environment.
• Maintain external vendor and/or supplier relationships, holding vendor(s) responsible for established key performance indicators (KPIs), service-level agreements (SLAs), and overseeing site vendor contracts. Report any performance opportunities to WE leadership.
• Establish and implement office policies, procedures, and processes that improve overall operations while aligning with regional and global standards. Support creation of any workplace experience-related processes for the eSports arena. Maintain local best practices and assist with any escalation efforts. Provide feedback to regional leadership to continuously improve the Rioter experience.
• Liaise with Rioters and eSports production leadership on their space needs and make changes to accommodate team requirements. Serve as a point of contract for any official move, add, change (MAC) activities. Seek to improve workplace experience through adjustments to physical systems and interior design.
• Partner with local eSports leadership to drive effective Workplace Experience programs and provide insight on workplace needs. Monitor vendor(s) safety performance and conduct regular evaluations.
• Oversee budget adherence and perform more advanced forecasting activities. Manage procurement process and administrative activities for medium size and/or complexity contracts. Seek to identify cost-savings opportunities and support annual budget planning.
• Ensure appropriate WE programs are in place and identify and propose adjusted and/or new WE programs that maximize Rioter effectiveness and experience. Partner with local leadership to drive effective Workplace Experience programs and provide insight on workplace needs.
• Plan and support local office events, including eSports tournaments and other large events, to support Riot culture as a great place to make games. Coordinate logistic support for meetings & office-wide events. This may include, but is not limited to, planning, communications, vendor coordination and day-of assistance.
APAC CRE
• Build and maintain relationships with regional leadership to guarantee a high functioning workplace and workplace experience. Liaise with Riot leadership to understand business strategies and apply them to real estate and construction considerations.
• Assess regional real estate market conditions, trends, and indicators that support Riot's real estate goals and fit Rioter needs in the APAC region. Effectively communicate real estate opportunities and risks, transaction summaries, trends, and market research to WE management.
• Oversee regional lease administration and management services for APAC, ensuring compliance with GAAP accounting requirements and local laws and regulations.
• Manage projects within time, budget, and quality constraints to meet Riot needs using an Agile Scrum methodology. Organize, coordinate, and delegate project tasks to support project completion.
• Partner with the central construction and real estate (CRE) team to ensure APAC transactions and projects align with the central strategy. Share regional perspective with central teams to bring the regional perspective into strategic planning efforts.
• Collaborate with stakeholders to identify business needs, conceptualize projects, and bring the vision to fruition using real estate and construction acumen. Coordinate all aspects of construction team needs and oversee the team, including, but not limited to, external brokers, architects, contractors, systems integrators, etc.
• Ensure management of projects within constraints of time, budget, and quality. This includes punch-lists and close-out procedures to ensure vendors have achieved stated program goals and sites can become operational.
• Collaborate with cross-functional teams, such as Legal, Strategic Finance, Accounting, HR, and Procurement to ensure Rioters' needs are met.
Requirements/Qualifications:
• 3+ years of experience as a supervisor in office management, ideally in the gaming or technology industry.
• 6+ years of experience of working behind the scenes to keep an office running smoothly (i.e., providing facilities or maintenance service in a busy organization).
• Experience working with contractors and suppliers and monitoring of service standards. Knowledge of accounting and procurement processes.
• Strong work ethic with the ability to take initiative, function in a fast-paced working environment, with immediate and changing deadlines.
• Ability to prioritize workload, with strong problem-solving and decision-making skills.
• Strong problem solving and decision making skills. Strong organizational skills, attention to detail, and time management are a must.
• Demonstrated strong and effective verbal, written, and interpersonal communication skills. Ability to interact comfortably and effectively with managers and employees at all levels within our company.
