Job Description
The Role:Ruoff Music Center is seeking a Facilities Director to help us take our venue and maintenance staff to the next level. This role will provide administrative and executional support to drive effective and successful implementation of venue maintenance, cleanliness, and upkeep. This position will operate under the guidance of Ruoff Music Center's General Manager but will report directly to the Venue Operations Manager and be part of the venue operations team. This is a seasonal, part-time position working mid-February through the end of October at an average of 30 hours per week depending on show schedule and business needs at the time.
Responsibilities:
• Day to day upkeep of on-site equipment (mowers, tractors, blowers, weed-eaters, golf carts, etc.).
• Day to day upkeep and maintenance of facility equipment (backup generator, venue lighting, electrical facilities, concession equipment, etc.).
• OSHA safety, forklift safety, MSDS maintenance.
• Hiring & staffing of venue maintenance and housekeeping crews.
• Communicating with the Scheduling Coordinator regarding staffing and placement needs
• Communicating with the General Manager and Operations Manager regarding needs and questions
• Communicates with Operations Manager regarding staff performance
• Communicates clearly with the General Manager regarding project timelines
• Day to day upkeep of wastewater treatment ponds and well water system.
• Coordination with IDEM to maintain permitting for wastewater lagoons.
• Repairs to venue parking lot lighting.
• Responsible for the continuity of facility plumbing.
• Responsible for ensuring that the building maintenance crews are fulfilling their tasks in a timely manner before, during and after the shows.
• Full Plaza Clean & Fire hose
• Full restroom clean
• Full Pavilion Clean & Fire hose
• Full Parking Lot Clean
• All trash collected and sorted between recyclables and trash
• Trash removal coordinated
• Full Dressing Room, Backstage & Production Office Clean
• Seats taken out or replaced if mosh pit configuration required
• Full Lawn Clean (trash blown off)
• Maintenance of facility grounds (i.e. parking lots, walkways, bridges)
• Electrical repairs and improvements as needed by concessionaire, vendors, tour, etc.
• Maintenance of company truck (oil changes, general maintenance).
• Winter plowing and right of way maintenance during inclement weather.
• Facility changes and improvements as needed (fence removal and restoration for specific shows, additional lighting when needed).
• In-house maintenance of telecommunications wiring (phone, internet).
• Upkeep and safety of the building's physical plant:
• Monitoring the safety of the building
• Monitoring the condition of buildings on the premises
• Monitoring the condition of equipment required for the operation of various buildings
• Establishing and maintaining contacts with various vendors (electrical supplies, plumbing supplies, restroom supplies, various maintenance supplies).
• Upkeep to the lawn seating area
• Various capex projects in which labor can be handled in-house are overseen and to a large extent completed by this Facility Coordinator.
• Placement and maintenance of fire extinguishers.
• Conduct annual meeting with state and local fire marshals
• Responsible for forklift training for venue personnel
• Conduct or arrange safety training for maintenance and housekeeping staff
• Oversee disposal of environmentally hazardous materials
• Oversee disposal of CFL's and other fluorescent lighting through the ''lamp tracker'' system
• Maintenance to the house video system (in-house wiring).
• Maintain communications and positive work environment
• Works towards zero waste goals with Sustainability Team
• Coordinates product ordering
• Coordinates staffing needs with third party vendors (if needed)
Training & Engagement:
• Participate in pre-season orientation
• Participate and help lead pre-season venue training sessions relevant to maintenance
• Work with venue leaders to relay pertinent day of show information during pre-shift meetings
• Work with departments such as concessions, backstage/production, and event staff regarding needs
• Continuously seek out opportunities that help build enthusiasm and participation for venue maintenance efforts
• When requested, assist the post-show sorting process of all recycling, composting, and landfill materials which will take place in an outdoor covered area
• Work with venue leaders to design a comprehensive zero waste plan for your venue and assist specific departments with their diversion efforts
• Be present on show days to manage and ensure venue is show ready
• Use event day checklist to assess readiness for show and adjust as necessary
• Work with the Experience Manager to identify and reward supervisors and crew members going above the norm in their contributions to venue expectations
• Familiarity in Microsoft Office is a plus
• Complete the Venue Audit assessment
Qualifications:
• Ability to spend majority of time walking, bending, reaching, stooping, lifting and carrying 50 lbs+
• High School Diploma or equivalent
• At least 1 year in a leadership position in one of the following: operations/event coordination, Guest Services and communications, event or campus sustainability/zero waste events
• Creative thinker and problem solver; must be quick-thinker to solve issues quickly, efficiently, and safely
• Excellent verbal, written and interpersonal communication skills
• Acute sense of judgment, tact and diplomacy
• A strong sense of teamwork and ability to execute programs
• Time management and the ability to excel in an unstructured environment
