Job Summary
Reporting directly to the Managing Director, you will have active participation in all commercial matters across multiple project engagements. You will be responsible for establishing and implementing project controls protocols for the UK and EU markets. You will work directly with the Project Executive(s) and Clients to support their negotiations of consultant and construction contracts. In time, you will have oversight of all project controls staff including but not limited to the Project Controls Manager and/or Project FFE Manager.
Responsibilities
• Oversight of all project related commercial activities across multiple CAA ICON engagements
• Develop and manage comprehensive project budgets that include a firm estimate of all of the critical components required to build and open a turn-key stadium including: Start-Up Expenses; Sales and Marketing; Land Acquisition and Site Development (if applicable); Design and Professional Services Costs; Legal and Governmental Services; Marketing & Sales; Project Administration; Hard Construction Cost; Technology; Furniture, Fixtures & Equipment (''FF&E''); Permits, Testing, Fees and Special Taxes; Insurance, Financing and Transaction Costs; and Owner Contingency.
• Establish a Project Controls protocol projects that reflects the role of Cost Management professionals common in the UK and EU
• Support and assist the Project Executive in commercial negotiations with design and professional consultants typically including the architect's agreement, and consultants such as traffic study, survey, geotechnical, third party testing and FFE.
• Support and assist the Project Executive in commercial negotiations with the Contractor and any Client Direct Works contractors in process of executing construction agreements.
• Track Project Budget and Programme compliance.
• Focus on all aspects of cost management including tracking and resolving any potential scope changes, delay claims, design impacts, cash flow and payment requisitions.
• Maintain and monitor a list of all contract deliverables related to all Owner/Developer held agreements.
• Maintain and update all aspects of the budget and cash flow template including budget transfers, client-approved adjustments, exposure logs, contingency adjustments, etc.
• Maintain the necessary proof and documentation for all contracts, insurance certificates, and bonds etc. for Owner/Developer-held contracts. Review and comment regularly on the Construction Manager's Contract, Bonds and Insurance Log (CBI Log).
• Meet with client's accounting department to establish and understand project and client financial reporting needs. Perform monthly reconciliation with client to ensure CAA ICON and client are on track. Correct any document and issues found. Prepare and obtain Client signoff on approval letters reflecting any changes to the Project Budget, and Programme.
• Prepare a detailed cash flow analysis with regular updates. Coordinate with the client's financial department regarding the forecast of costs, including any project schedule issues or known financial issues.
• Establish solid working protocol with the staffs of the design team, construction team and other key consultants.
• Participate in any Value Engineering (VE) process, and monitor the incorporation of agreed upon VE items into the contract documents and the final design documents as required. Assure that proper logs are kept for reference and guidance.
• Support Project Directors in preparation of financials for monthly reports. Confirm form and content of such report with the Client.
• Assist the Project Executive/ Project Directors in finalizing the construction costs, including the review and negotiation of the Guaranteed Maximum Price (GMP) for the Project.
• Monitor and track the use of any allowances or contingencies, whether used by the contractor and/or the Client.
• Coordinate with Cost Management consultants on the analysis of all change order requests. Respond in a timely fashion to delay notices, time extension requests, and submitted change order requests. Engage others as required to understand the change and its cost implications in order to negotiate terms and conditions with the contractor before the work is performed.
• Establish the final listing of necessary Technology FF&E equipment and products and develop a schedule for procurement, delivery and installation, as required.
• Attend all regularly scheduled meetings as determined by the Project Director/ Executive.
• Support the Managing Director in establishing a project controls department and training of project controls staff. Monitor the CAA ICON project controls project staff with respect to work load and capabilities. Assure that ICON staff has appropriate office space on site to work efficiently.
Qualifications
• 10+ years of relevant experience in the construction or a related services industry
• Bachelor's degree (preferably in construction, engineering or design) or equivalent experience
• Familiarity with the WBS and/or Construction Specifications Institute (''CSI'') Division structure, construction change orders and like documents, budget formats, and architectural/engineering plans
• Advanced Microsoft Excel skills including the use of complex functions, various formatting techniques, database sorting/filtering and overall creativity when assembling, analyzing and presenting data
• Exceptional communication and organizational skills.
• Experience managing a team of a minimum of three reports
• Multi-tasking and the ability to problem solve and master new concepts in a short period of time.
• Proficiency in Microsoft Project and Bluebeam preferred.
• Detail-oriented, organized in thought, process and action as well as creative, analytical and collaborative.
