Reports to Head of Global Real Estate
The Job
The Head of Facilities Management will lead the WBD Global Real Estate facilities function and all related services and programs overseeing a Center of Excellence (COE) function for the delivery of best-in-class facilities management services globally. This role also oversees all in-house personnel and contracted service providers involved in the delivery of best-in-class Facilities Management services domestically.
Senior Leadership Responsibilities (Global):
• Provides guidance and thought leadership in all matters related to WBD's Global Real Estate facilities management functions
• Advises and influences senior management on Global Real Estate best practices (policy, governance, planning, operating models, processes, etc.)
• Establishes and maintains relationships with leadership in the organization, including senior management, functional stakeholders, and third-party vendors to ensure the real estate portfolio is meeting both current and future business objectives
The Daily
Operational Responsibilities (Domestic):
• Develops and leads all resources responsible for Facilities Management (FM), including the planning and execution of FM services for new and existing properties
• Oversees the day-to-day, multi-site FM operations, including both hard and soft FM services and facilities projects:
• Hard Services: Has overall responsibility for the operational integrity and the reliability of the engineering infrastructure and life safety systems for all buildings (see section below)
• Soft Services: Has overall responsibility for the delivery of high-quality hospitality services, including food, mail, and janitorial
• Facilities Projects: Has overall responsibility for MACs (moves, adds, changes) and other FM-related initiatives
• Oversees all related service contracts, programs, and services, including negotiations and contract finalization for FM service providers
• Manages relationships with relevant GRE and related stakeholders, including Finance, HR, Legal, Sourcing, Technology, Global Transactions, Lease Administration, etc.
• Partners with Finance to manage to the FM budget, including forecasting, and cost management
Hard and Soft Services (Domestic):
• Oversees all engineering staff, programs, and services, including the planning, scheduling, and execution of technical and mechanical services and projects related to building systems, critical facilities, and central plants domestically
• Defines infrastructure requirements, short- and long-term investments, upgrades, issues, and challenges that must be managed with building and infrastructure systems (e.g., HVAC, electrical, chilling, plumbing, and fire protection/alarm)
• Oversees all soft services staff, including in-house and outsourced staff and/or vendors for services such as food, mail and janitorial and ensures consistent best-in-class service in these areas
• Collaborates with business unit production teams to align critical production requirements with infrastructure requirements
• Manages third-party regional engineering staff and related trades; interfaces with Global Sourcing in support of vendor management program
• Supports the Transaction function in due diligence review process, specifically for FM engineering requirements of new lease candidates
• Works with FM unions to ensure contractual compliance
• Supports purchase requisition, RFP, and vendor selection process; collaborates with Global Sourcing as needed
Other Responsibilities (Global):
• Participates in business continuity program (BCP) development working with Security and other related stakeholders
• Drives energy management initiatives and overall program coordination
• Supports global carbon disclosure requirements
• Develops and deploys FM improvement programs
• Develops and implements standardized best practices for FM to create long-term efficiencies and an optimal work environment that is aligned to WBD's culture
• Oversees portfolio-wide asset management program for building systems; defines additional broadcast/production/data center considerations. Provides management support and escalation path for site-level and regional FM issues
The Essentials
Professional Requirements:
• 10+ years related experience in corporate real estate management, real estate planning, operations, and workforce management, preferably with large national and/or global footprints of more than 1 million square feet
• Bachelor's degree required; Master's degree or professional certification preferred
• Proven experience organizing and directing multiple teams and departments
• Experience with external vendor management
• Ability to make effective presentations on general topics to an internal department, large group of employees, clients, and/or management
• Ability to comprehend, analyze, and interpret complex business documents
• In-depth understanding of processes, people, issues and customer expectations required to provide GRE with innovation, increased productivity, and cost savings
• Strong oral and written communication and analytical skills
• Excellent interpersonal and relationship building skills
• Travel expectations: up to 20% domestically and internationally
Technical Competencies:
• Comprehensive knowledge of the overall GRE departmental function
• Experience with data analysis, budget management, and developing creative solutions
• Strong analytical, problem solving, strategic planning, and project management skills
• Ability to lead a team and work independently as required
• Ability to multi-task and manage priorities
• Demonstrated ability to develop creative solutions
The Nice to Haves
Experience working at a global media company within a real estate function that reports to the CFO.
