Job Description
The Senior Manager, Facility Projects & Scenic Production is responsible for the proper planning and sequencing of all scenic construction projects, themed maintenance tasks, and show quality driven requests for the entire park. While the entire team is striving to provide the best park excellence to our partners and guests, the Senior Manager is leading the charge and ensuring the goals and objectives of the projects are accomplished, the time frames are met, and both management and technicians have clear direction and focus. Responsibilities include client interface, cost & schedule estimating, production planning, design development, construction management, material and labor cost control, team leadership, financial reporting, project execution, budget building, vendor relations, and quality control. This position has the primary responsibility planning, assigning, and reviewing work completed by technicians in a union environment. This role is responsible for establishing a best-in-class Theme Park/Resort Industry team environment that exceeds client expectations of communication, responsiveness and quality of service.
Responsibilities:
Management of Union Technicians:
• Establishes and maintains high Show Quality standards and practices, providing direction, training and direct supervision for all trades within the department (Construction, Electric, Paint, Mill, Sign Shop). Provides expertise and vision for a staff of 50 technicians.
• Manages workflow through the department of both routine and assigned tasks and output of the technicians to ensure high show quality.
• Ensure timely closure of work orders performed by maintenance technicians.
• Engage and walk with clients, provide expertise and support on their projects. Conduct consistent park walks, determine priorities to technicians and direct their focus accordingly.
• Have a strong understanding of the stock materials, with an eye on current and future material expenses. Maintain inventory for preventative maintenance and corrective maintenance operations.
• Managing and directing hourly union staff in accurately reporting time via Timekeeper and correcting any issues.
• Manage all safety training metrics and compliance of all employees. Ensure union contract regulations are being properly met, technicians are operating their work efficiently and safely, and management is supported.
• Direct both technicians and management to ensure vision is aligned and deadlines are being met.
• Lead weekly shift meetings for technicians and daily stand up meetings with management.
• Serves as main point of contact between Technical Services and Creative Show Quality department.
Project Execution Group Support:
• Supports daily operation of USH Technical Services Project Execution Group (PEG) with regards to all trades (Construction, Electric, Paint, Mill, and Sign Shop).
• Perform job walks with clients, collect bid estimates from forepersons, and solicit bids from subcontractors to provide clients with a complete bid package.
• Provides clients update on project status, completion, change orders, or updates to scope or budget.
• Communication with Project Manager on status of PEG Technicians on projects.
• In field support for and TS representation for PEG Projects, particularly for seasonal events (HHN, Grinchmas, Grad Bash, major project punch list)
• Tracks work completion as compared with project budget and updates clients accordingly.
Show Quality Management:
• Partners with Show Quality to ensure expectations are being met, park excellence is achieved, and the park always looks the best it can for our guests and partners.
• Ensures any issues in quality and safety are resolved in a complete and timely manner.
• Leads the charge on annual Show Rehab efforts across the park. Maintains a regular schedule for venue and asset rehabs, partners with our clients to ensure all rehabs run smoothly in regard to scope, cost and operations.
• Explores new technologies and processes to always push for a better way to operate, save costs and maintain high show quality.
Vendor Management:
• Manages activities on assigned projects, including purchasing of materials and following up on vendor payment status and invoice tracking.
• Pre-qualification and evaluation of potential vendors. Works with the general contractors, vendors for access, insurance, etc. required to gain access to the site.
• Review of payment applications for general contractor, architect, consultant, and vendor accounts on a monthly basis and provide recommendation for approval or revisions.
• Perform final quality review of all documentation prior to submission for Department approvals (including contract, invoices, bid milestones and funding documents).
• Collaborate with project controls and Project Managers on monthly cost reports, cash flows, and any other needed reporting.

Salary range: $95,000 - $140,000
Qualifications
• Bachelor's degree from a four-year college or university; or equivalent combination of education and experience required.
• 7-10 years of Project management or facility management experience in a theme park or related industry.
• 7-10 years of operations management/team leadership experience; or equivalent combination of education and experience. Preferably with direct experience managing Scenic, Sign Shop, or finish carpentry trade groups.
• Familiarity of managing multiple projects and contractors at once in a fast-paced environment.
• Ability to make accurate quantity surveys and to estimate the cost of materials, labor, equipment, and subcontractor's work, ascertaining that all areas have been accounted for prior to submitting estimate for review.
• Ability & willingness to work overtime, weekends and holidays with short notice.
• Experience working with CMMS systems preferred. (Maximo, etc.).
• Proficiency in Microsoft Word, Excel, Outlook, PowerPoint and Smartsheet.
