Job Description
WarnerMedia seeks a skilled Commercial HVAC Technician II for our CNN Center and Techwood Maintenance departments.
To safely and efficiently test, repair, and install new and existing equipment and systems; maintenance and repair of all mechanical components, systems and structures as directed; and contribute efforts and ideas which will insure their proper operations, performance and reliability. Equipment includes but is not limited to high pressure steam boilers, low pressure steam boiler, 400–1000 ton chillers, electric motors, air handlers, Deaerator tank, heat exchangers, air compressors, all types of pumps, fire safety systems and components, heat pumps, exhaust fans, intake fans and cooling towers. This position supports 24/7 365 days a year on air operations at the CNN Center, TBS campus and other off-site locations, critical TGR Rooms, Data Centers and tenants and the South Tower of the Omni Hotel and the Northyards Field Engineering Shop. Performs other duties as required or assigned.
Your Role Accountabilities
Boiler Operator and Mechanic
• Take daily readings on the boilers and safety devices. The boilers are used to supply steam for our heating in the winter months, we also provide domestic hot water to the south tower of the Omni Hotel 24/7 365 days a year. Weekly testing of the boiler water. Water testing is done to insure we are putting the proper chemicals in our boilers to expand the life of the boiler and make the boilers more efficient. Daily, weekly safety and maintenance checks on the boilers, make repairs to the boiler as needed. Annually preparing the boiler for state inspection by punching the tubes and cleaning out the water section and firebox. There are (4) 200 horsepower high pressure steam boilers in Central Plant and (1) 80 horsepower low pressure boiler at Williams Street.
Chiller operator
• Take readings daily on the chillers. Making sure we are operating the chillers effectively and efficiently. If more chillers are needed bring more online, if we must shut down chillers shut more down. The chillers provide cooling water to all CNNC and the South Tower of the Omni Hotel. To keep CNN on air, these chillers must be operating always. (1) 1800 Ton Natural Gas chiller, (2) 1500 Ton chillers, (2) 400 Ton chillers are at the CNNC and at the TBS campus (4) 1,000 ton chillers, (1) 400 ton chiller and (1) 140 ton chiller.
• Cooling tower checks, cleaning, and repairs. The cooling towers are essential to the life of the chillers. Without the proper temperature and or quality of the water the chiller could have a short life span. Daily checks on the chemical levels in the condenser water, daily checks on the levels and towers themselves. Yearly cleaning of the towers. Making necessary repairs as needed on the cooling towers throughout the year.
• Daily and weekly fire system checks and repairs. For the safety of all tenants, visitors and hotel guests, the fire protection system must be operating correctly. This is done by daily and weekly checks and keeping track of when the checks were done. Some repairs to the fire safety system are needed to pass quarterly and annually inspections. Respond to daily hot, cold and any calls related to the HVAC Department. Make the proper adjustments to satisfy the client, trouble shoot and repair any malfunctioning part.
• Provide training to all new employees, HVAC I's, and unqualified personnel on all systems in the Central Plant and at CNNC and the TBS campus. Submit ideas to the Lead and HVAC Manager to ensure all systems are operating efficiently and saving money at the same time. Update the emergency response procedures to match any changes to building systems and equipment.
Qualifications & Experience
• High school diploma or equivalent is required
• Universal EPA or CFC license is required (?)
• Minimum of four years of practical commercial plant experience
• Master level knowledge of mechanical and electrical components, systems, and structures, tools, test instruments, and proper procedures for installation and repair of equipment including steam, hot water, chilled water, air conditioning, and general facilities care and cleaning.
• Ability to safely operate portable hand & power tools as well as working knowledge of computers, controls, electrical systems
• Must have strong written & verbal communication and be detail-oriented
• Utility services, reading drawing and specification, general construction practices, maintenance, repair and troubleshooting practices is preferred
