The Job

The Senior Director Finance will lead portfolio strategy and scenario planning for WBD Global Real Estate providing key strategic Real Estate guidance to the Head of Global Real Estate. This includes managing in-house personnel as well as directing the efforts of contracted service providers to deliver portfolio-wide, best in class portfolio strategy services. This position requires unique modeling skills of complex real estate transactions combining a thorough knowledge of accounting, financial statement analysis and strategic portfolio acumen. The Senior Director Finance will create Executive level presentations (including for the CEO, CFO, Head of Treasury, etc.) analyzing complicated real estate transaction deal terms, portfolio metrics, etc. into easy to digest information.

The Daily

Global
• Develop global portfolio strategy for the Head of Global Real Estate and Head of Transaction Management and Finance establishing metro plans for key markets, ensuring consistent accurate financial metrics, executive presentations, and communication with stakeholders
• Responsible for all Global Real Estate strategic analysis creating complex multi-year financial models, incorporating technical accounting knowledge, tax treatment, complicated lease terms and capital investment to develop the financial statements
• Responsible for standardization and execution of scenario planning, financial analysis, lease approval and business case development for transactions
• The position monitors all lease transactions across the portfolio assessing key dates, seat metrics, seat sharing ratios, co-location opportunities, creating executive presentations for the Head of GRE and global stakeholders
• Creation of executive presentations of WBD Global Portfolio strategy, analysis and metrics for Head of GRE meetings with Key Stakeholders
• Tracking of global multi-year capital spending tied to strategic real estate initiatives
• Partners closely with the approved brokerage firms to develop portfolio strategy and scenario analysis
• Partner closely with the REMO team applying the workplace strategy and standards in the development of metro plans and finding cost saving opportunities across the portfolio
• Partners closely with Global Transaction leads and key stakeholders as well as Finance leadership across WBD to develop portfolio strategies and scenario planning recommendations
• Evaluates scope and cost estimates for capital projects related to transaction analysis, develop new location budgets, and continuously monitoring the progress of and updating metro plans as the business needs evolve
• Creates strategy tracking module to consistently evaluate the portfolio looking for synergy opportunities, tracking strategy targets and financial implications throughout the transaction lifecycle

The Essentials
• 10+ years related experience in FP&A or relevant accounting / finance work
• Bachelor's degree in Finance or Accounting; MBA or CPA a plus
• Advanced MS Excel and PowerPoint skills are required as well as strong analytical skills
• Experience with Oracle SmartView / Hyperion a plus
• Knowledge of Real Estate, International finance and consolidation preferred
• Proven ability to manage large, complex, as well as multiple transactions/projects simultaneously
• Proven record of providing excellent internal and external customer services
• Ability to make effective presentation to an internal department, large group of employees, clients, and/or management
• Ability to comprehend, analyze, and interpret complex transaction/legal documents
• In-depth understanding of processes, people, and issues to fulfill and support the business for transaction- related activities
• Ability to translate ideas and capabilities into effective initiatives
• Strong oral and written communication skills, as well as strong initiative and the ability to work well in a fast-paced, dynamic, deadline driven environment
• Excellent interpersonal and relationship building skills

Technical Competencies:
• Comprehensive knowledge of the overall GRE departmental function
• Experience with data analysis, budget management, and developing creative solutions
• Strong analytical, problem solving, strategic planning, and project management skills
• Ability to lead a team and work independently as required
• Ability to multi-task and manage priorities
• Demonstrated ability to develop creative solutions
