Reports to Head of Global Real Estate
The Job
The Head of Design and Construction (D&C) will lead the WBD Global Real Estate D&C function and all related capital projects and services, overseeing a Center of Excellence (COE) function for the delivery of best-in-class D&C services globally. This role also oversees all in-house personnel and contracted service providers domestically.
Senior Leadership Responsibilities (Global):
• Provides guidance and thought leadership in all matters related to WBD's Global Real Estate functions
• Advises and influences senior management on Global Real Estate best practices (policy, governance, planning, operating models, processes, etc.)
• Establishes and maintains relationships with leadership in the organization, including senior management, functional stakeholders, and third-party vendors to ensure the real estate portfolio is meeting both current and future business objectives
The Daily
Overall Responsibilities (Domestic):
• Oversees all D&C functional areas, including leading all resources (internal and outsourced) responsible for D&C services
• Oversees the planning and execution of all D&C projects for new and existing properties
• Oversees and approves project scope, plan, and budget requirements for all projects
• Responsible for project approval process based on defined governance, project budget, and allocation policies
• Oversees and analyzes space designs, test fits, and workplace guidelines to support all projects
• Manages relationships with relevant GRE and related stakeholders, including Finance, HR, Legal, Sourcing, Technology, Global Transactions, Lease Administration, etc.
• Partners with Finance to develop the D&C budget, forecasting, and cost management as well as assists with variance analysis for cash flow, reporting and forecasts
• Oversees D&C pipeline for portfolio planning and budgeting, implements and monitors financial approval authorities within D&C
• Supports the Transaction function in due diligence review process, including test fits and infrastructure requirements of new lease candidates
• Identifies D&C technology requirements, ensuring a holistic budget is presented inclusive of technology and assists analysis and implementation
Other Responsibilities (Global):
• Deploys formal project management policies, processes, procedures, and guidelines
• Provides management support and escalation path for site-level and regional D&C issues
• Develops and deploys D&C improvement programs
• Develops and implements standardized best practices for D&C to create long-term efficiencies
The Essentials
Professional Requirements:
• 10+ years related experience in D&C services/operations
• Bachelor's degree or advanced degree in related industry (architecture, engineering, design, construction management or law)
• Master's degree or professional certification preferred
• Demonstrates leadership and expertise to help foster decision-making in a collaborative and consensus-driven culture
• Proven ability to manage large, complex, and multiple projects simultaneously
• Ability to make effective presentations on general topics to an internal department, large group of employees, clients, and/or management
• Ability to comprehend, analyze, and interpret complex D&C documents
• In-depth understanding of processes, people, and issues to fulfill and support the business for D&C-related activities
• Proven record of providing excellent internal and external customer service
• Ability to translate ideas and capabilities into effective initiatives
• Strong oral and written communication, negotiation, and analytical skills
• Excellent interpersonal and relationship building skills
• Detail-oriented and well versed in D&C processes
• Travel expectations: up to 20% domestically and internationally
Technical Competencies:
• Exceptional knowledge of the principles and practices associated with construction and project management
• Knowledge of code issues and requirements
• Knowledge of permitting and entitlement processes
• Strong analytical, problem solving, strategic planning, and project management skills
• Ability to lead a team and work independently as required
• Ability to multi-task and manage priorities
• Demonstrated ability to develop creative solutions
• Proven meeting facilitation and technical presentation skills
• Proven ability to evaluate profit-and-loss financial statements

Experience working at a global media company within a real estate function that reports to the CFO.
