Job Description
Project Engineer - Facilities Operations

Under the supervision of the Director of Construction and Senior Project Engineer, the Project Engineer will oversee all technical disciplines and management required for the build-out of all capital and larger M&R projects on the studio lot and in Culver City.

Responsibilities:

Pre-construction
• Review construction drawings for accuracy
• Survey project site for existing conditions and provide input as needed
• Manage contractor and vendor communication
• Coordinate pre-construction job walks with all trades
• Onboard new vendors
• Coordinate with various project teams as required

Estimating
• Tabulate and review contractor and vendor proposals
• Communicate with all back lot trades for cost estimates
• Research construction materials and availability
• Create, distribute and finalize RFI's
• Respond to scope questions from all trades, vendors, and contractors
• Create all project estimates
• Review cost estimates with Construction Director and Senior Project Engineer
• Review project costs with project drivers and stakeholders
• Distribute estimates to create WO's and PO's

Scheduling
• Review drawings to create the most efficient construction schedule utilizing MS Project or Smart Sheets
• Update schedules and report to stakeholders and clients
• Maintain and update construction master schedule
• Verify material and fabrication lead time
• Review schedule and ensure progress is being maintained

Construction Management
• Be familiar with project scope and schedule at all times
• Logistics planning implementation
• Collaborate with architects/engineers to resolve any field issues
• Review and distribute design addendums and/or bulletins
• Create, change orders and track any changes in scope
• Walk construction site and ensure project is built per plans and specs
• Create reports and document construction pictures for record and upload to one drive
• Continually track long lead time material to avoid construction delays
• Create and maintain meeting minutes
• Upload to all project documentation to One Drive
• Coordinate project signage with designers, sign shop, and vendor

Cost Control
• Upload construction costs and change orders to commitment reports
• Review cost runs and commitment reports for monthly expenses
• Create, oversee and forecast project budgets
• Manage all project expenses and payments
• Maintain PO log
• Verify and communicate with trades regarding budget
• Issue change orders to vendors and subcontractors for added or deducted scope
• Review and update project closeout budget

Communication
• Participate in weekly project meetings and provide updates to stakeholders
• Coordinate and maintain direct communication with architects, engineers, lot trades, and contractors

Procurement
• Maintain communication with procurement team for PO review and approval
• Work with contract management team to create a vendor Master Service Agreement and Work Order

Project Closeout
• Review punch list and distribute to trades and vendors
• Review and update budget and commitment reports
• Process final payments for vendors and close POs in Ariba

Education, Years of Experience, Specialized Knowledge, or Skills Required:
• Knowledge and experience in facilities project management is required
• Previous experience in entertainment, facilities and/or construction company
• Ability to work in a fast-paced environment necessary
• Strong computer program skills with an aptitude to learn new programs
• Must know how to use all Microsoft Office programs, inclusive of PowerPoint
• Proficiency with word processing, spreadsheets and presentation programs.
• CAD experience a plus
• Strong understanding of construction documents required
• Strong critical thinking and organizational skills
• Minimum 7 years of construction management experience
