Job Description
Responsibilities

The Facilities Manager will lead the overall facilities management, supporting the production and administration within the building. They will ensure that the site's critical systems are operational 24/7 through regular inspection and maintenance. The Facilities Manager will oversee and may perform the safety and general maintenance activities at the site to maintain a safe and pleasant working environment for all employees and visitors. They will develop and maintain local vendor relationships and budget and procurement duties as required.
• Achieve 100% uptime of site critical systems and equipment. Critical systems and equipment include but are not limited to: Power/UPS, Back-up generator, Fuel supply, HVAC (Heating, Ventilation, Air Conditioning), BMS, Telecom PBX
• Coordinate and execute, when necessary, inspection, permitting, testing, general maintenance and repair of the critical site systems and equipment. (Problem solving, resourcefulness, strategic thinking/planning)
• Ensure all EHS requirements are met and documentation submitted as required
• Ensure all OSHA requirements, submissions and postings are adhered to
• Management of EPA inventory (hazardous chemicals) including submission of proper documentation
• Oversight of corporate online training, tracking and inputting results into company portal
• Provide situation/status updates to Senior Management and Security until the issue is resolved and the critical system or equipment is fully operational
• Oversight of relationship with Mailroom (maintaining vendor relationship and ensuring facility requirements are being adhered to)
• Oversight and ordering of facility signage as required (both interior and exterior)
• Upkeep and maintenance of facility defibrillators
• Deliver timely and efficient solutions to facility-related requests
• Employ effective organizational and time-management skills to deliver solutions to routine and emergency requests and general facility maintenance needs within established timelines. This includes initiating, managing and performing Change Management Requests (CMRs) as well as requests and incidents received through the global ticketing system and email.
• Space planning, coordinating the maintenance of proper inventory levels for housekeeping and site supplies and ensuring proper safety measures are enforced. Prioritization of or acting on requests such as people and equipment moves and other time-sensitive requests are critical in order to maintain customer satisfaction. (Problem solving, can-do attitude, persuasion and influence, collaboration, negotiation)
• Develop and maintain relationships with vendors for maximum site efficiency. The vendor relationship management includes work with any outsourced vendors used to support the day-to-day operations of the site (housekeeping, HVAC,) as well as with those vendors used for the maintenance, preventative maintenance or repair of critical site systems and equipment. Knowledge of the Purchase Request/Purchase Order process is key in order to support maintenance and repairs. (Process improvement, collaboration, planning, budgeting, partnership
• May be required to create and maintain reports using Excel, Word, or other system tools for submission to Senior Management at the site and/or Corporate Facilities personnel. The reports provide updates on system and equipment maintenance, issues, current budget usage, and compliance with regulatory guidelines specific to the site.
• Maintain practices that promote and protect health, safety and site effectiveness
• Assure people at the site are trained in emergency procedures and that all emergency systems are tested regularly
• Identify efficiencies that enhance bottom line results. This includes partnering with various business units, vendors and the other NBC News locations to understand best practices and support / deliver site improvements to increase employee engagement and/or repairs or enhancements to improve safety. (Innovation, process improvement, problem solving)

Qualifications
• On call 24/7 with flexibility to work weekends as needed.
• Minimum of 5 years' experience managing in house trades and external vendors
• Minimum of 3 Years' experience as Commercial Facility Manager/Property Manager
• Knowledge of facility management principles and techniques
• Working knowledge of Facilities systems/equipment, including BMS, HVAC, electrical, and plumbing
• Knowledge of Gensuite portal
• High level of integrity, judgment and follow through
• Strong verbal and written communication skills
• Ability to manage multiple, complex, on-going tasks and projects
• Ability to partner successfully with varied groups and people
• Previous experience in facility management
• Strong coaching and negotiation skills

Basic Qualifications:
• Must be willing to work in Washington DC
• Must be willing to submit to a background investigation
• Must be willing and available to be on-call and work evenings, overnights, weekends and holidays as required
• Must accept Solutions as NBCUniversal's Alternative Dispute Resolution Program
• Must have unrestricted work authorization to work in the United States
• Must be 18 years or older

Desired Characteristics:
• Customer service oriented, follow up skills a must
• Valid DC 3rd class License and Universal CFC license
• Ability to multi-task and meet tight deadlines
• Able to discuss issues/updates with all levels of management
• Ability to read and interpret blueprints
• AutoCad experience a plus but not required
